What a garage door tune-up costs

Of the 45 invoiced jobs listed on this site, 16 included maintenance. One was a tune-up visit with no other work; on the other 15, maintenance was done on a visit where other work was being done.

The tune-up line in our price book reads: "21 point safety inspection, lubrication of rollers, hinges, springs and bearings, spring tension check, sensor alignment, hardware tightening, opener force and travel adjustment. Total price, no service call fee." The other work done on the same visits is listed further down.

Between tune-ups

What to watch for between tune-ups

Once a month
Test the auto-reverse, which every opener manual must tell you to do. Lay a 2x4 flat on the floor in the middle of the doorway and close the door with the wall button: the door must reverse when it touches the board. If it does not, stop closing the door with the opener and see opener repair.
The door feels heavy or hangs crooked
Stop using it and leave the springs and cables alone: they hold the door up under tension. See spring replacement and cable repair.
Grinding, rattling or shaking as it moves
Usually worn rollers: see roller replacement.
The door rubs, jerks or stops partway
Usually a bent or loose track: see track repair.
Daylight, water or leaves under the closed door
Usually a worn bottom seal: see weatherstripping and seals.

Yes. The yearly plan is $249 for two tune-ups, spring and fall, plus 10% off repairs and priority scheduling for 12 months.

Does a tune-up include new parts?

No. A tune-up is inspection, lubrication and adjustment. A part that needs replacing is a separate repair, priced in writing and done only if you approve it: torsion spring replacement is $475-$1,200, extension spring replacement $325-$750, cable repair $200-$400 and roller replacement $150-$300.
